Challenge

CBRE was tasked to identify various build-to suit sites that would be viable options for an 800k s.f. New England States Import Distribution Center (IDC).  The regional distribution center needed to be operational in a short time frame and meet very aggressive budgeted numbers for the project. 

Solution

As part of the acquisition process, CBRE evaluated several sites in multiple states, evaluating criteria such as wage, labor, incentives and construction costs.  Negotiated with The State of New York and local municipalities a concession package totaling over $5.4 million dollars,  as well as an expedited State Environmental Quality Review process.

Benefits

By utilizing our development and construction expertise, CBRE negotiated a reduction of the overall margin from the builder while leveraging our expertise to reduce the permit process.  This enabled The Home Depot to meet both their time frames and economic objectives.
