Challenge
Uline Corporation, based in Lakebluff, Illinois is rapidly expanding its market share of shipping room supplies and packaging materials. In order to service their customers more efficiently they needed to open a distribution center in the Northeast.
Solution
A Tenant Advisory Team headed by Bill Waxman and Mindy Lissner was formed to locate a modern high image distribution center strategically located to serve not only the New York Metro area but Washington DC and Boston as well. An in-depth lease analysis and logistics study concluded that Uline should lease a 90,000 square foot facility in South Brunswick, New Jersey.
The lease was negotiated and subsequently concluded. This lease provides Uline with the ability to expand in the same location as well as control real estate costs to give them a competitive edge in their industry. Eventually, they did expand into an additional 70,000 square feet.
Benefit
Uline now has delivery advantages over their competitors, and because of the type of facility and cost associated with it, they will have a competitive edge over their competition thus creating the ability to grab a higher market share of sales in their industry.
