Property Repositioning Strategies

CBRE has professionals on staff who specialize working with clients and their properties to examine alternative uses or the repositioning of the property likely for a higher and better use in terms of value or suitability etc. An example of this would be the group doing a study for a client who owns vacant property that the owner would like a study done in terms of converting the land from industrial to retail or industrial to multi-family. The study would likely include financial modeling, environmental studies, design features of the various alternative uses including market studies showing demand, time line, exit strategies and capital market availability.
 
The group may be engaged to do a long term development strategy of an existing manufacturing building that has become classified as surplus property to a corporation. The repositioning study would likely include verifying current market dynamics and forecast, physical site conditions, local land-use policies and community values.  There would be demolition and clean up issues that would need to be addressed. The group would provide data on the long-term highest and best uses for the property; working with the community and local government agencies to secure the necessary land-use and environmental entitlements; and developing and implementing an appropriate community outreach strategy as an example.
 
The group could likely be engaged to look at an existing building that had low clear height ceilings, small ratio of truck docks, and a minimum amount of paved truck turn around space even though the building sits on extra land in a logistics/distribution part of town. CBRE repositioning specialists would look at the existing asset and run some modeling reports to investigate and explore the raising of the roof to allow for higher clear ceilings, the costing of the feasibility of adding additional docks and the increasing of additional paved area to accommodate more truck trailers for parking and creating an wider turn around area in the hopes of converting the existing market functional obsolete asset to a more valuable positioned high cube distribution facility.
